This aligator roadway checking is mostly caused by improper drainage. Some inexperienced POA boards will like to blame this condition on poor base preparation. This often the case, however, a soggy road base will exhibit this type of condition more frequently as it is largely due to neglect over time.
It is not uncommon for a roadway edge to deteriorate rapidly due to the edges of the ditch are higher than the roadway. This creates a "ponding" effect, which in turn allows water to remain on the road surface as well as seep into the ditch lip causing an area which will remain soaked with water well after the rain or snow has ended.
Accelerated aligator deterioration. Maintenance is key to a situation like this as it is necessary to correct this kind of deterioation by proper repair and maintenance. To be effective, these areas should be treated with an infrared asphalt heater along with a "rejuvenation" solution and a proper finishing the repair with a tamper. When this is NOT done, the asphalt shows up like this often within a few weeks.

At one point, the POA Board decided to place loose gravel over asphalt roadways. Aside from the obvious potential for vehicle damage, loose gravel on top of asphalt produces a skid hazard as well as the potential to "spin" tires on take off's.
Within this POA area, every road is peppered with potholes.
This POA chose to use their Club House parking area, also adjacent to the Pool, as a dump-storage area for the equipment and various materials. This POA also has sufficient areas available to host such materials and equipment. What does this do to community pride?
It is impossible to travel even a few feet without running into a disfigured roadway. This type of neglect is what leads to disjointed POA members who will often out of frustration, just move! Neglict also produces rampant devaluation of our property which includes not only our commonly owned POA property, but our deeded property as well.
The roadways in this POA have been totally neglected! It does absolutely no good whatsoever to continually put a patch over a patch over a patch! What are they thinking?
